When to contact us: 


If you are looking to sell your property, we recommend that you contact us as soon as you have decided to place your property on the market.  This means we can have the forms necessary for the transaction sent to you, completed and returned to us before you have a buyer.   This can save up to two weeks at the start of the transaction as the contract and documents will be ready to go as soon as you confirm to us you have an accepted an offer. 


We will discuss with you your goals at the start of the transaction – every property transaction is different and we want to ensure we give you the best service possible from the very start of your instructions to us. 

Whether you are buying or selling you should instruct us as early as possible.  For any transaction, the timescales are subject to change depending on the position of the various parties and other factors involved such as:


  • Number of parties in a chain
  • Whether all mortgages are in place 
  • Whether a new build property is ready on time
  • Whether any issues need to be resolved for the matter to proceed such as whether you need a lease extension for a leasehold property


A typical transaction will take around 8-12 weeks, usually a little longer for leaseholds. However, if any of the above apply, or there are other factors we need to take into consideration, it may increase the time and additional charges may occur. We will discuss this with you at the earliest opportunity so you always have a clear picture of how the matter is progressing.


Services Included and Key Milestones in your Transaction


With every transaction there are key milestones, which may vary according to individual circumstances. They may be as follows:


  • Taking your instructions and give initial advice based on the information you have provided
  • Checking finances are in place to fund the purchase and contacting the lender’s solicitors if needed
  • Receiving and advising on contract documents
  • Undertaking searches
  • Obtaining planning documentation if required
  • Raising and Dealing with any necessary enquiries
  • Providing advice on all documents and information received
  • Advising on the mortgage offer conditions
  • Finalising contracts and obtaining your signature
  • Agreeing a completion date (the date on which ownership passes to you)
  • Exchanging contracts and notifying you that this has happened
  • Ensuring all monies have been received including any mortgage advance
  • Completing the Transaction
  • Dealing with payment of Stamp Duty/Land Tax on any purchase
  • Completing and submitting an application for registration at the Land Registry on a purchase


Our Fees:

Our fees are set out in this document however there may be factors which could increase the cost of the fees estimated above such as: 


  • If a legal title is defective or part of the property is unregistered 
  • If required building regulations or planning permission has not been obtained 
  • If crucial documents, we have previously requested from you have not been provided to us 
  • If you require completion in five working days or less from exchange of contracts or if you require simultaneous exchange and completion
