Residential Conveyancing Pricing Guide


We can act for you should you wish to buy, sell or remortgage a property.  These fees are on the basis of a standard sale or purchase. Should the matter become more complicated we will discuss this with you before you incur any additional charges.

 

Our Fees range from £1000 plus VAT at 20% for properties valued up to £150,000 to £2,500 plus VAT at 20% for properties over £700,000 in value depending on the nature of the conveyancing work.  Please contact us for an estimate.


These fees are on the basis of a standard sale or purchase. Should the matter become more complicated we will discuss this with you.  Our hourly rate for more complicated work, if required, is £280 plus VAT at 20% per hour but we will always discuss this with you first.


We charge £50 plus VAT at 20% for any bank transfer we are required to undertake. This could be to redeem an existing mortgage or return a balance of funds to you.


To comply with anti-money laundering regulations, each party to the transaction must have an electronic ID and AML check at a total cost per person of £13.50 plus VAT at 20% for UK residents. 


Purchasing a Property


If you are purchasing a property and obtaining a mortgage we are required by the mortgage company to undertake specific searches.  These are the Local Search, the drainage and water search and an environmental search. The cost of these varies between local authorities however as a guide, the average cost is currently £450 plus VAT at 20% as at 17 April 2023.


Disbursements


When you sell or buy a property, 3rd parties charge us to obtain information on your behalf. These fees are known as disbursements and are included in any estimate provided to you once we know more about the transaction.

As a guide, on a freehold property with no management company involvement, land registry disbursements are  in the region of £6 - £9.


If you are purchasing a property you will also need to pay the Land Registry Registration fee. This can varies depending on the value of the transaction and whether the property has previously been registered at the Land Registry. For most properties the fee will be £150.  If you purchased your property for more than £500,000 you can expect the Land Registry fee to be £295 or greater. 


Additional information for Leasehold Properties


On a leasehold transaction, we may need to obtain a minimum of 5 documents from the land registry at a cost of £3 per document.   We will also need to obtain information from any management company and/or landlord.  This figure varies between the companies and can range from £100 to £500 or greater plus VAT.
